These banks are backed by a huge customer base and come under the RBI guidelines. Scheduled Commercial Banks have two categories \u2014 one Private Sector Banks and the other Public Sector Banks.<\/p>\n\n\n\n<p>Public sector banks have highest government stakes while private sector banks have highest individual stakes.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"HFCs_Housing_Finance_Companies\"><\/span>HFCs (Housing Finance Companies)<span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>Such financial companies are governed by the NHB (National Housing Bank). After scheduled commercial banks, they are the second largest players in the market. However, their home loan rates are higher than the scheduled commercial banks.<\/p>\n\n\n\n<p>Another difference is that the home loan provided by the HFCs can include <a href=\"https:\/\/www.jashnrealty.com\/blog\/stamp-duty-and-property-registration-charges-in-lucknow-up\">registration charges<\/a> and <a href=\"https:\/\/www.jashnrealty.com\/blog\/a-guide-to-stamp-duty-in-india\">stamp duty<\/a>. Such options are not available in home loans obtained from commercial banks. Apart from this, customers who cannot pay a large down payment can opt to housing finance companies for home loans. HFCs also provide home loans to those who have been rejected by the banks.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Which_one_to_choose_%E2%80%94_a_scheduled_commercial_bank_or_a_housing_finance_company\"><\/span>Which one to choose \u2014 a scheduled commercial bank or a housing finance company?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>It\u2019s a common question whether to get a home loan from a bank or a housing finance company.<\/p>\n\n\n\n<p>HFCs are suitable for borrowers who want to obtain a large amount for their housing investment. As per the <a href=\"https:\/\/www.jashnrealty.com\/blog\/rbi-guidelines-for-home-loans-importance-and-requirements\">RBI guidelines<\/a>, a borrower can borrow up to 80% of the home value. In that case, the borrower needs to pay the rest 20% from their pockets. And, when the registration fees and stamp duty charges are added to the down payment, the percentage goes above twenty percent.<\/p>\n\n\n\n<p>But in case of HFCs, the NHB adds up the registration charges and stamp duty fee to the overall cost. This gives borrowers a great sigh of relief.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Comparing_the_interest_rates\"><\/span>Comparing the interest rates<span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>Usually, home loans have two types of interest rates \u2014 floating and fixed.<\/p>\n\n\n\n<p>Choosing a floating interest rate means the rate keeps on changing following the market conditions. When the repo rate changes, the floating interest rate also varies.<\/p>\n\n\n\n<p>A fixed rate, on the other hand, keeps the rate constant throughout the <a href=\"https:\/\/www.jashnrealty.com\/blog\/how-to-reduce-your-home-loan-tenure\">loan tenure<\/a>. Even after the market fluctuates, the rate remains the same.
